The future of Glen Eagle Manor in Harpenden is about to be resolved with an updated proposal by Jarvis Homes. (May 2013)
Jarvis Homes has submitted a planning application to St Albans City and District Council for 26 high quality apartments, including some affordable units on the site of the former Glen Eagle Manor Hotel in Harpenden.
The site is located to the north of central Harpenden and forms a key gateway to the high street. The three-storey building currently on the site has evolved over time from a private dwelling to a hotel with sixty guest bedrooms. The layout and specifications of the hotel no longer meets modern day requirements and this combined with increased competition and the downturn in the economy, lead to the hotel no longer being viable. It closed in December 2010.
Jarvis Homes have been working in its plans to redevelop the site since March 2012. Key considerations for the development team were to devise a scheme that would complement and enhance the surrounding conservation area whilst retaining some of the existing site context including the mature trees along the Luton Road.
This application follows a significant amount of consultation with local residents and stakeholders who have helped to shape the proposals from a very early stage. Early ideas for the site included a mixed use scheme of residential apartments and a care home. However after receiving feedback from the local community, it became apparent that a care home facility presented challenges and concerns that would be difficult to overcome.
The current proposals include two apartment buildings which will be accessed via Townsend Lane, basement and surface level car parking, substantially increased landscaping and the retention of the tree belt along Luton Road.
